Remodeling isn't everyone's most fun thing, but for those who enjoy it and have the skills, the results can be first class.

First class, that's what you'll see in this lovely home. I remember when I represented the owners in their purchase of it. The home had been a rental. Although it was fundamentally sound, it was cosmetically dated and invited a make-over.

And that's what they did. In some cases going back to the studs to make the walls just as they wanted them. They went at this home with pride and initiative.

It's all new hardwood flooring. Not an inexpensive laminate: this is real oak hardwood.

The kitchen is all new, from the Corion countertops, to the 42" maple cabinets to the lights and stainless steel appliances, including a super-quiet Bosch dishwasher and gas range. All the lights that were replaced are recessed cans.

Baths have been done over. Flooring is tile.

The roof is new. The mechanical systems were replaced in the past 12 years.

This is a traditional two-story home, with all the four bedrooms upstairs. On the main level there is a formal dining room and a family room. The new gas direct vent fireplace was redone, with custom oak trim and a marble hearth.

The large deck captures the sun and views of the mountains. The French doors to the deck are new.

From both levels there are peek-a-boo views of Campbell Lake.

The dog has access to the garage from the fully-fenced yard via the personnel door at the side of the home. There's a dog run in the garage, which the owner can remove if the new owner has no use for it.

The street is being improved! A copy of the Road Improvement District Ordinance scheduled for hearing and adoption by the Assembly July 11 is in the package. The estimated cost for the new owner who will benefit from this is $4314.20. A plus or minus factor of 10% is in the equation. Payments can be made over ten years, with a $67 collection charge, which works out to about $653.16 per year.
